Will I need planning permission?
Our standard builds have been designed to meet planning policy ‘permitted development’ so in the majority of cases you will not require planning permission. If you live in an Area of Outstanding Natural Beauty (A.O.N.B.) or National park or if your build will occupy over 50% of your garden then it is likely you will require planning permission. We can assist with the planning process and your local authority or the government planning portal are good sources of information.

Can I customise my build?
All of our builds can be customised to your individual requirements and we will work closely with you to do this. This can be anything from choosing different styles of doors or windows to adding an additional room. We can even build a completely bespoke space to the exact layout and dimensions that you would like. We are always happy to discuss your requirements and work with you to help ensure your vision can become a reality.

How long will the build take?
Subject to any planning requirements and any required foundations for the build, we can hand over a new building in anything from three to six weeks.

What are the specifications of your builds?
All our buildings are built to a very high quality and come with a 1 year guarantee on the structural and waterproof integrity of the building. Annex’s and larger builds are offered extended structural warranty’s of up to 10 years. All fixtures and fittings are guaranteed for 12 months or the manufacturer’s warranty period if longer (longer plans on windows and doors are provided by our suppliers). When correctly serviced and maintained, your new build should last with minimal maintenance for a lifetime.

What foundations will I need?
Depending on your building’s size and the current condition of the land, we can use either a concrete base or pre-cast concrete pads on a compacted sub-base. But don’t worry we can undertake this work and any required demolition of pre-existing structures for you.

Will you supply electrics and lighting with your build?
We offer a wide range of lighting packages, starting with basic lighting and heating options. With all our builds and these options can be developed to fully meet your needs.

How much will my new bespoke garden room cost?
Our builds start at £1200 per square metre but, the price will depend on the size and type of accessories you decide to have (annex’s start from £50,000).

How do I pay for my bespoke garden room?
We accept a wide range of payment methods and offer a structured payment process, where you pay:
10% when you confirm your order;
40% when work begins and materials arrive on site: and

40% when the structures frame is complete and the building is water tight; and
10% when the build is complete and you are happy with the finish.
